We are privileged to introduce an exceptional opportunity to acquire an interest in a substantial wildlife property in Botswana's renowned Tuli Block.
The project offers a range of acquisition possibilities, including the potential to purchase the entire property, individual portions subject to subdivision approval, or shares in the property-owning company, with traverse rights across the greater wildlife area.
The smallest proposed portions will be approximately 500 hectares, providing purchasers with the opportunity to secure a substantial private wilderness holding within a larger conservation-focused environment.
There is also potential for an additional adjoining farm of approximately 4,300 hectares to be incorporated into the wider wildlife project. This adjoining property is also available for separate acquisition, subject to the relevant arrangements.
A VISION FOR A CONNECTED WILDERNESS
The long-term objective is to rewild the area as a largely unfenced wildlife environment, allowing wildlife to move naturally across the greater property.
The development philosophy is intentionally low-density. There will be only one commercial site within the wildlife reserve, while the remaining portions are intended primarily for private use. Limited game-viewing activities and controlled accommodation capacities will help preserve the wilderness character and exclusivity of the area.
Building, environmental and general estate rules and regulations will be established to protect the interests of all owners and maintain the character of the wildlife project.
The project is intended to follow an environmentally conscious approach, with solar power envisaged as the primary electricity source for individual properties.
TULI LANDSCAPE & HABITAT
The property is characterised by the distinctive landscapes of the Tuli region, including:
- Central and Northern Tuli koppies
- Undulating plains
- Mopane vegetation
- Natural drainage lines
- Large baobab trees
- Leadwood and apple-leaf trees
- Superb panoramic vistas
- Diverse sweetveld habitat
The surrounding Tuli region is renowned for its exceptional wildlife environment, with the Northern Tuli Game Reserve supporting extensive populations of elephant and other plains game, as well as major predators and prolific birdlife.
Wildlife occurring in the area includes Tuli elephants, giraffe, zebra, blue wildebeest, leopard, spotted hyena, kudu, impala, eland and bushbuck, among many other species.
The combination of sweetveld, mopane woodland, drainage lines, rocky koppies and riverine environments creates a diverse habitat supporting abundant birdlife and nocturnal species.
ACWUISITION STRUCTURE
The indicative asking rate is approximately BWP 11,000 per hectare, with proposed portions from approximately 500 hectares.
Depending on the final subdivision and legal structure, purchasers may have the opportunity to acquire:
- The entire property
- Individual full-title portions, subject to subdivision approval
- Shares in the property-owning company
- Access/traverse rights across the greater wildlife project
Where applicable, subdivision costs relating to individual full-title portions will be for the purchaser's account.
Individual purchasers will be responsible for the drilling and equipping of boreholes required to provide water to their respective camps.
A monthly estate levy will be established prior to the formal launch of the project. For international and out-of-country owners, the proposed management structure will allow the property to be managed by an appointed ranch manager and staff, with operational costs funded through the agreed estate levies.
PROJECT STATUS
The project is currently in the start-up phase.
Attorneys, land surveyors and management personnel have been appointed and the project infrastructure and management framework are being prepared. A comprehensive project brochure is also currently in preparation and will be made available to interested parties.
Opportunities of this scale within the elephant-rich Tuli region are limited. Interested purchasers are invited to contact us for further information, acquisition structures, available portions and the proposed development framework.
First-come, first-option arrangements will be considered for interested parties.
